Maintenance Fee Info
The invoices for your 2025 Annual Maintenance Fees will be mailed the first week of December and are due no later than January 31, 2025. If you do not receive your 2025 invoice, please call (281) 471-5819 and leave a message for Nicole.
Fees are due on January 1 each year and become delinquent if not paid by January 31, at which time a 6% penalty plus a $25.00 late payment fee will be added to your account.
It is the Board's desire to work with members who can't afford the FPHA Maintenance fees. To do so, you need to communicate with us. Call us. Let's work something out in order to avoid additional costs for you. Remember - All members are required to pay.
At some point, unpaid maintenance fee collections will be turned over to our Association attorneys for collection.
If you are not able to pay the full balance at this time, you may make installment payments under a written payment plan that spans 3 to 18 months. This declaratory payment policy is found on this website under "Declaratory Documents". These documents are registered with the Harris County Clerk's Office.
Payment plans shall be no shorter than three (3) months nor longer than eighteen (18) months. Payment plans will require either a down payment and monthly installments or equal monthly payments. Installment plans will be in writing and will incur a $2.00 payment processing fee.
These details will be made part of the written payment plan. Interest may be waived on installment plans if all payments are made on time. For more details, see the back of your invoice.
Because our fees are fixed and low, the Fairmont Park Homes Association has a zero-tolerance policy for non-payment of maintenance fees. It is not fair to members (property owners) who do pay on time to not require all members to pay. Therefore, anyone who does not pay, regardless of circumstance, will subject themselves to legal collection action and costs through the Harris County Court system. It is not uncommon for these fees to exceed $800, and often, in extreme cases, much more.
Due to Texas legislative and Court Action, after three years of non-payment, a last-resort foreclosure action will be initiated. All this can be avoided with prompt payment.

The FPHA Board employs a Deed Enforcement Officer to handle all deeds, maintenance, and other restriction enforcement and a Bookkeeper to handle Association finances, deed transfers, and refinancing information.

Fairmont Park Homes Association, Inc. is governed by a seven-member, elected Board of Directors. There is an annual meeting of the membership on the first Monday of December each year at 7:30 pm at Fairmont Park Church in the neighborhood. The Board meets on the third Monday of each month at 7:00 pm at Fairmont Park Church. The location of all board meetings and the agenda will be published on this website 144 hours prior to the meeting.
